Some who visit Belize like it so much that they want to live here, or at least buy property as an investment and possible retirement. Belize imposes few restrictions on ownership of land by non-nationals. Unlike Mexico, which prohibits the direct ownership of land by foreigners on or near the coast, in Belize foreigners can buy and hold beach-front real estate in exactly the same way as Belizeans. In the past, an alien landholder’s license was needed for purchases of 10 acres or more (or more than 1/2 acre within a town or city.) However, such a license is no longer needed. Under Belize law foreign nationals are allowed to own property, including island and beachfront land in fee simple. There are no capital gains taxes or inheritance taxes and real estate taxes are relatively low. All land documents, titles, leases, covenants, variances, strata titles and so on are in English and English common law prevails.

Real estate commission rates  in Belize are like most everywhere else: 6 to 8 per cent on residential property, and 10 per cent on raw land. As many properties are in remote areas, most brokers charge prospective buyers a travel fee for showing the properties.
